Booking Conditions

What happens when I book a cottage?

                 
Who is responsible? Responsible landlord is: Trollskogens Stuguthyrning

• You informed of any important changes concerning your reservation.

• You may use the cottage from 15.00 and to the agreed date of arrival at 12:00 the day of departure unless otherwise agreed. If you are    not satisfied with the cottage, it's us to turn to. Read more about this below.

When is my booking become binding?
The booking is binding once we have confirmed your booking and you have paid the registration fees or all the rent, but no later than 10 days after reservation is made. For bookings 14 days or less before arrival the reservation is binding upon reservation.

When should I pay?
If you booked the application fee is 500 SEK/week and objects. The application fee must be paid within 10 days of confirmation is received by you.The rest of the rent must be paid within 30 days before the agreed date of arrival.

What happens if I do not pay on time?
If you do not pay the fee on time, we have the right to cancel your booking. If you fail to pay the rent is counted as a cancellation by you and the rules for cancellation.

What if I want to cancel?
You may cancel in writing to us. We are required to confirm your cancellation in writing. If you do cancel more than 40 days prior to arrival, you will not pay more than an administration fee of 200 SEK.
                                                                                
• If you cancel 30 days or less before arrival, you must pay 90% of the rent.

• If you have already paid more than you so, becomes liable to pay, and you'll immediately refunded the difference.

• If we can rent the cottage to someone else, we will refund to you an amount equivalent to the new tenant, less an administration fee of   500 SEK.

• If you want to change something on your booking, we charge an amendment fee of 200 SEK.
 
What are my rights?
If you have a complaint you should inform us as soon as possible, preferably within 3 days from the date of arrival. Errors that arise during your stay should be reported immediately, so that we have a chance to correct it.
  
You have the right to put someone else in your place and we must accept that person unless we have special reason to refuse. You must then inform us before the date.

What are my obligations?
You need to look after the house well and follow the rules and regulations which apply. You are responsible for any damage that occurs to the property and its contents, by you or someone in your party's negligence.

You may not use the house for anything other than what was agreed at time of booking (usually recreation) and you must not allow more people to stay overnight in the house or on plot than there are beds for.

You must clean properly before leaving. (Follow the instructions that are available in your cabin.) If you miss this, we will do the cleaning at your expense.

What happens if we do not agree?
Please contact us directly with any complaints. Remember that your ability to obtain redress may decrease if you delay in making your complaint. If we do not agree, you can contact the Consumer Complaints Board. It consists of an independent chairman and a number of representatives of tour operators and consumers. The consumer in your local community can help you
